Do I need a broker to rent in NYC?
Legally, no. Practically? Yes.
NYC real estate runs on speed and insider access. Many listings never hit public sites. A good broker doesn’t just “find” apartments — they get you approved and across the finish line.
How far in advance should I start looking?
Forget the 3-month lead time common in other cities. In NYC, apartments are listed 3–4 weeks before move-in. Start earlier than that and your options will vanish by the time you’re ready.
Can I rent an apartment if I’m not in NYC yet?
Yes. We regularly secure apartments for clients who can’t tour in person. Virtual walkthroughs, prepped applications, and fast turnaround mean you can lock down a place from anywhere — as long as your paperwork is ready.
I have a job offer but no NYC credit. Can I still rent?
Absolutely. Landlords ideally want:
- 40× monthly rent in annual income
- Good credit (700+)
- U.S. credit history
- Proof of employment
