What Is the Tenant Broker Compensation Agreement?

Sometimes the perfect rental isn’t being marketed by Pinpointe, or any exclusive broker at all. When you want help finding an apartment, you can formally hire Pinpointe as your agent by signing the Tenant Broker Compensation Agreement.

What It Says

  1. Lists every property we first introduce to you (called Covered Properties).
  2. States the broker fee we’ve discussed and agreed upon, so there’s no guessing later.
  3. Explains our fiduciary duty (we put your interests first, keep your secrets, give honest facts, follow your instructions, and do the job carefully).

Signing doesn’t make your search exclusive; you may still work with other brokers or on your own for units we didn’t show you. This agreement just locks in the terms for the properties we bring to the table.

FAQ – Tenant Broker Compensation Agreement

Do I pay a broker fee under this agreement?

Yes. Because you’re hiring Pinpointe for the homes we show you, you pay the fee we agree upon up front. Your broker writes that number into the form before you sign.

If the fee is set once, does it change per apartment?

No. The agreed fee applies to every Covered Property we show you, unless that unit is one where the landlord already hired us and you signed a separate Pre-Showing Acknowledgement (those remain $0 to you).

Can I still tour listings with other brokers?

Absolutely. This agreement covers only the addresses Pinpointe first shows you. Feel free to work with others on different listings.

What are Pinpointe’s fiduciary duties to me?

Think of us as your real-estate “buddy who follows rules”: we must put your best interests first, keep your info private, tell you important facts, obey your lawful instructions, and do our job carefully.
